1. SURVEY

Site investigations, measurement surveys, ground testing and structural appraisals such as party wall matters.

2. PARTY WALL AGREEMENT

LCC will recommend a surveyor who will issue the relevant notices throughout the project.

3. BUILDING CONTROL

Local Council’s building control teams or the appointment of an independent surveyor.

4. THE DESIGN

Our team will present unique design solutions within the time and budgetary restraints.

5. PLANNING AND SUBMISSIONS

LCC will prepare and submit all applications for planning permission or permitted development, on your behalf.

6. STRUCTURAL ENGINEERING

Calculations and Construction Methods: This is required for building control and for party wall discussions.

7. CONSTRUCTION DRAWINGS

LCC will produce all drawings to be issued to the construction team on site.

8. SCOPE OF WORKS

Project details, building programme and Costing.

9. CONTRACT AND DEPOSIT

Following and agreed construction fee an FMB or JCT contract is signed.

10. PRE-COMMENCEMENT

Meeting the team: Project and Site Manager introductions.

11. THE BUILD

Follow Building Regulations and Health and Safety protocols.

12. PROJECT MANAGEMENT

Weekly meetings, site visits and programme updates.

13. PRACTICAL COMPLETION

Rigorous inspection of completed works and handover.

14. RETENTION PERIOD

For 3-6 months we will perform site visits, snags and a programme for the correction of latent defects.
